Process for Tandem and Alterations or Non-installation of Finishes and Partitions

1. Only the following requests submitted prior to set construction cut-off date will be accommodated for evaluation:Sales Management/Sales Coordinator/Customer Service shall filter the request and can automatically decline if the request/s involve re-layouts and installation of owner supplied finish or if the request is made after set construction deadlines.

    • Combination of units using DMCI standard tandem layouts
    • Non – installation of finishes and partitions

2. Sales Management/Sales Coordinator/Customer Service shall filter the request/s and can automatically decline if the request/s and can automatically decline if the request/s involve re-layouts and installation of owner-supplied finishes or if the request is made after set construction deadlines.

3. Design and Construction’s approval is deemed applicable only until their set deadline. If unit owner replies/confirms after the deadline, DMCI reserves the right to disapprove the request.

4. The completely accomplished “Unit Alteration Request Form” (UARF) AND payment of cash bond are BOTH pre-requisites to the implementation of tandem and / or non-installation of finishes and partitions. If the buyer changes his mind later on, Flair Towers DMCI Homes reserves the right to disapprove new alteration or apply additional charges related to the implementation.

5. For every UARF, the buyer shall pay a CASH BOND of PESOS: One Hundred Fifty Thousand Only (Php 150,000.00) directly to D&C Accounting, and will be issued a Provisional Receipt (PR). If in Check, the Payee is DMCI-PDI, crossed check. For Check payments, D&C will issue Provisional Receipt (PR) in favor of the Client.

6. The buyer through Sales Management shall forward the UARF & a copy of the PR to Project Development.

7. PD will issue notices to D&C, Sales and Documents and Inventory Control to ensure that the tandem units will be “coded” as tandem in the inventory and will be re-sold as tandem in case re-opened. Copy of the PR & UARF will be issued as part of the PD notice.

8. As part of the pre-conditions, D&C will only commence tandem or alteration works upon payment of the 150k cash bond, notice of conformity of the buyer & UARF.

9. The unit will undergo the existing TOG process. TOG will then issue a notice to D&C that the unit has been accepted (Actual Acceptance only) by the client. Upon receipt of notice, D&C will refund the bond of PESOS: One Hundred Fifty Thousand Only (Php150,000.00) to Buyer. The bond will be payable & directly released to the Buyer. NO ACTUAL ACCEPTANCE, NO REFUND.

10. It is understood that all other buyer-developer-seller related documents in line with the purchase of the unit/s have been accomplished by the client requesting under the UARF.

11. Parties signing the UARF should be:

    • Buyer
    • Direct Seller
    • Director for Sales and/ or Head of Sales Management/Channel

12. UARF will be accomplished & distributed to the following:

    • Buyer
    • Director for Sales and/or Head of Sales Management/Channel
    • Project Development

Other Implementation Guidelines for Tandem Units:

  • Coverage – all DMCI Homes projects that are still within the set construction deadlines by Design and Construction for requests for the tandem / alteration.
  • In all request scenarios, units that have been completed as tandem cannot be re-constructed as single units.
  • The CASH BOND of PESOS: One Hundred Fifty Thousand Only (Php 150,000.00) does not form part of the purchase or list price and will not be credited to any, payments for the units/s being purchased by the buyer.
